Small baths reward the details more than the budget

A tight guest bath does not get better because you spend more; it gets better because the layout stops fighting itself. The four decisions that transform a small bath: the door swing, the vanity depth, the mirror size, and where the toilet actually goes relative to the door line.

Small-bath layouts we quote most often

• Bath-in-a-box. The everyday 5x8 hall bath: tub on the far wall, toilet in the middle, vanity opposite the door. Rebuilt with proper waterproofing, one fixed price.
• Powder room. A half-bath under the stairs or off the entry — pedestal or a shallow floating vanity, feature lighting, wallpaper you'd never dare on a full room.
• The 6x8 flip. Same footprint, but with the toilet moved and the vanity swapped — smaller-footprint fixtures buy an extra 6" of walking room, which reads as bigger.
• Tub-out. The tub earns nothing in the guest bath; a low-threshold walk-in shower buys you 8" of floor space back and a bathroom that reads as new.

Small-bath cost levers

• Keep the fixture locations (drain in the same spot, vent unchanged) and the price drops meaningfully.
• Solid-surface shower surround vs. custom tile — the surround is 2–3 days faster.
• A shallower (17") vanity feels bigger than a standard 21" in a tight room.
• A frameless mirror over the whole wall behind the vanity doubles the light for free.
