What West Valley means

"West Valley" covers the neighborhoods west of North 40th Avenue and out along Summitview and Tieton Drive toward Cowiche Canyon. Most of the housing here was built between the late 1970s and today — ranchers, split-levels, 90s two-stories and newer subdivisions. It's the part of Yakima where you're more likely to find a slab-on-grade foundation, PEX or copper supply lines, and a bathroom that's simply due for a design update rather than a rescue.

What's usually behind the walls in a West Valley home

• Copper or PEX supply lines. No pressure-loss surprises, and swapping a valve doesn't turn into a re-pipe.
• ABS or PVC drain lines. Modern, easy to work with, easy to extend if a fixture moves.
• Slab-on-grade foundation in many of the newer builds. Beautiful for a primary suite — but moving a drain means opening the slab, and that has to be a priced line on the quote, not tucked into a range.
• Standard 2x4 framing on 16" centers. Predictable behind the drywall — which lowers the risk premium on the quote.
• Original fiberglass tub-shower combos in the guest baths — the number-one candidate for a tub-to-shower conversion.

Most West Valley addresses sit inside Yakima city limits, so permits come through City of Yakima Codes Administration. Some pockets are unincorporated — check the address; unincorporated addresses go through Yakima County Public Services — Building & Fire Safety. Your remodeler will confirm and pull the permit for the actual address.

What West Valley remodels usually look like

• Primary bath refresh. A design-forward walk-in shower, freestanding tub, new tile floor, and a floating twin-vanity — one fixed price, four to six weeks.
• Guest bath tub-to-shower. The tub gets used once a year; the shower gets used every day. One week on-site.
• Powder-room upgrade. A shallow floating vanity, feature wallpaper, feature lighting — usually a long weekend.
• Half of the neighborhood is aging into their 60s and 70s — accessible bath conversions (curbless walk-in, grab bar backing, comfort-height toilet, slip-resistant floor) are our fastest-growing category out here.
